We are pleased to see Development Approval granted for Florian, a luxury residential tower located on Monaco Street, Surfers Paradise, positioned along the Nerang River with expansive views across the waterways, city skyline and hinterland.
Designed by MODE, with the planning process led by Bennett + Bennett, the project reflects a collaborative approach to shaping a refined residential outcome within a complex coastal context.
The development comprises a 27-level residential tower, including three basement levels, 25 residential levels and a rooftop recreation terrace, delivering 47 residences in total. This includes 44 three-bedroom apartments and 3 exclusive four-bedroom penthouses.
Residential levels are planned as two residences per floor, maximising privacy, natural light and expansive coastal outlooks, with generous balconies extending living spaces toward the surrounding landscape. Upper-level penthouses offer larger-scale living with additional multipurpose spaces and extensive outdoor terraces.
At rooftop level, a resort-style amenity space includes a pool and spa, sun deck, barbecue areas, event lawn and subtropical landscaping, creating an elevated communal environment with panoramic coastal and hinterland views.
The tower is defined by a sculptural form expressed through a soft material palette, light-toned finishes and fluid, coastal-inspired geometry. Layered subtropical landscaping across podium and façade elements reinforces the project’s connection to place.
Developed through MODE’s CONNECTED BY DESIGN philosophy, Florian brings architecture, interiors and landscape architecture together as a coordinated response, shaping a cohesive residential experience from arrival to rooftop.
