Florian is a high-end residential development located on Monaco Street, Surfers Paradise, positioned along the Nerang River with expansive views across the waterways, city skyline, and hinterland.
Recently approved by the City of Gold Coast, the project introduces a refined residential tower that responds to its coastal setting through the integration of architecture, interior design, and landscape architecture.
The development comprises a 27-level luxury residential tower with three basement levels, 25 residential levels, and a rooftop recreation terrace. In total, Florian delivers 47 residences, including 44 three-bedroom apartments and 3 exclusive four-bedroom penthouses.
Typical residential levels are designed with two generously proportioned residences per floor, maximising privacy, natural light, and panoramic outlooks. Expansive balconies extend internal living spaces outward, reinforcing a strong connection to the surrounding coastal environment. The upper penthouse levels provide larger family-oriented residences with additional multipurpose spaces and substantial outdoor entertaining areas.
At the rooftop level, a resort-style recreation terrace offers premium resident amenity, including a north-east facing pool and spa, sun deck, barbecue facilities, event lawn, and subtropical landscaped spaces. Framed by sweeping coastal and hinterland views, the rooftop extends the residential experience into an elevated communal environment.
The tower is expressed as a refined sculptural form shaped by its coastal context. A soft, warm material palette, light-toned finishes, and subtle textural variation create a restrained and timeless architectural character. Fluid lines and gently curved forms reference the movement of the shoreline, while layered subtropical landscaping integrated throughout the podium and tower softens the built form and strengthens the project’s connection to place.
