Nightingale Specialist Suites,  Medical Suites Development – Springfield, QLD

Located immediately across the road from Mater Private Hospital Springfield, this health precinct forms the first of three future developments centred on a landscaped pedestrian spine. The design includes one level of basement carparking and a prominent upper-ground entry, enhanced by a corner lantern and awning marking the main pedestrian access.

Key Components

  • Medical precinct: Upper-ground level features GP and medical imaging suites, with four levels above providing 40 specialist medical suites (10 per floor).

  • Parking & access: Sloped basement design allows direct vehicular access to the upper-ground lobby.

  • Site responsiveness: The steep 6 metre fall between street edges is handled through stepped public terraces, integrated seating, greenery, and street-access stairs. The design also incorporates a bus stop within the stepped edge to encourage active frontage.

 

Efficiency & Activation

The building’s compact core and efficient vertical circulation strategy have been carefully designed to maximise the net lettable area across all levels. At ground level, an integrated café within the main lobby creates an active, welcoming arrival experience for visitors and tenants alike, supporting both convenience and placemaking.

Design Approach

The building and site design respond to both technical constraints and placemaking needs. Careful attention to the public interface—via awnings, well-composed terrace strategies, and integrated landscape—turns what could be a typical medical building into a civic node that supports pedestrian life and contributes positively to the broader Health City precinct.

 This first build is currently in design stage under Woollam Construction’s direction and sets the template for future stages, all planned along the same circulation corridor to ensure cohesion and long-term neighbourhood integration.
