MODE collaborated with Morris Property Group to deliver Mermaid Plaza—a vibrant, mixed-use precinct that seamlessly integrates retail, commercial, and medical facilities in the heart of Mermaid Beach. Strategically located along the bustling Gold Coast Highway, this development serves as a dynamic hub for both the local community and visitors.

The project comprises two levels of basement car parking, a ground floor dedicated to retail spaces—including a Woolworths Metro supermarket—and four upper levels of A-grade commercial offices. These office spaces offer flexible layouts ranging from 90 to 812 square meters, catering to a diverse mix of tenants, including medical practitioners, professional services, and corporate offices.

Sustainability was a key focus in the design and construction of Mermaid Plaza. The commercial tenancies are equipped with solar power systems, contributing to the building's impressive 5-star NABERS Energy rating. Additionally, the development features end-of-trip facilities, double-glazed windows, and premium HVAC systems to enhance occupant comfort and energy efficiency.

MODE's architectural and landscape design approach emphasized creating a cohesive and inviting environment. The integration of landscaped communal areas and thoughtful urban design elements fosters a sense of community and encourages pedestrian engagement.
