Lynton Road Apartments | Auckland, NZ
20–22 Lynton Road provides 30 one and two-bedroom apartments for Kāinga Ora within a six-storey development adjacent to Sylvia Park in Mount Wellington, Auckland.
The development is organised around a central communal green space, creating a shared outdoor setting for residents and providing a clear relationship between the apartments and landscape. The building’s form responds to the prominent corner site, addressing the surrounding streets while establishing a defined residential edge within the wider Mount Wellington neighbourhood.
MODE worked with Kāinga Ora from early site and bulk studies through resource and building consent and construction support, testing options for the building’s scale, orientation and relationship to the site. The final arrangement prioritises access to sunlight and outdoor amenity, with landscape and communal spaces designed to support a range of everyday activities.
Passive surveillance and clear sightlines were incorporated into the planning to improve visibility across shared areas, while accessible pathways and carefully positioned communal spaces support a diverse range of residents.
The project provides warm, dry homes alongside shared outdoor amenity, responding to the practical needs of residents while making efficient use of a well-connected urban site.
