A Safe, Connected Community for Elderly Women
Located in the coastal suburb of Runaway Bay, this purpose-built social housing development addresses a growing need for safe, stable, and community-centred accommodation for elderly women. Commissioned by the Department of Housing & Public Works and delivered in collaboration with Nileport Projects, MODE was engaged to lead the design of a sensitive and dignified residential environment tailored to older residents.
Designing with Empathy and Intent
The architectural response is grounded in MODE’s CONNECTED By Design philosophy—placing people at the centre of decision-making. The design creates a sense of comfort and security, while also promoting autonomy, well-being, and connection.
Key design elements include:
Individual entry porches that balance privacy with opportunities for social engagement
A clear, legible layout that supports ease of movement and natural surveillance
Integrated landscape zones, including shared green spaces, for gathering, relaxation, and reflection
Passive design strategies for thermal comfort and low-maintenance living
Blurring the Line Between Private and Shared Space
Unlike conventional housing models, the Bayview Street project seeks to de-institutionalise the residential experience. Entryways and shared walkways are softened through garden edges and communal thresholds, gently encouraging casual interaction between neighbours while respecting the need for privacy.
The result is a design that doesn’t just house people—it supports community formation and enhances quality of life.
Purpose-Driven Design in Action
As housing affordability becomes increasingly critical for vulnerable demographics, particularly older women, this project represents a considered and timely contribution to Queensland’s public housing stock. The scale and detailing reflect MODE’s deep experience in delivering high-impact, human-focused projects that make a difference.
