We’re pleased to share an early look at our design for a new mixed-use residential project at 45–49 Plaza Parade in Maroochydore, developed in collaboration with Pellicano
The project responds to the challenge of higher-density living in a subtropical city centre, not as a standalone object, but as part of Maroochydore’s evolving urban fabric.
Two residential towers are arranged over a landscaped podium, shaped by climate, orientation, and pedestrian experience. Apartment layouts are predominantly oriented north and north-east to maximise daylight, cross-ventilation, and thermal comfort, supported by layered planting, shading, and passive design strategies that reduce reliance on mechanical systems.
At ground level, the building prioritises people and movement. A central laneway draws pedestrians through the site to a sheltered courtyard plaza, creating permeability, comfort, and a sequence of spaces scaled to human experience rather than vehicles. Landscape and active edges soften the street interface and contribute to a more walkable public realm.
Shared amenities are consolidated at podium level and designed to support wellbeing, interaction, and flexible living, reflecting the needs of both build-to-rent and short-stay residents.
As Maroochydore’s city core continues to emerge, the project demonstrates a climate-aware, place-led approach to density that contributes positively to the long-term identity of the city.
