Situated just 100 metres from Mooloolaba Beach, on the prominent corner of Brisbane Road and First Avenue, this proposed 12-storey, 180-room hotel forms part of the broader revitalisation of the Mooloolaba foreshore precinct. The site benefits from strong regional connectivity, located approximately 15 minutes from Sunshine Coast Airport and within easy reach of the Sunshine Coast’s major destinations.
MODE was engaged to deliver the concept design and successfully lead the project through Development Application approval, working closely with the client and consultant team to shape a proposal that balanced ambition, planning controls and community expectations.
The architectural concept draws on qualities that are quintessentially Mooloolaba, relaxed, coastal and informal, translating the beachside lifestyle into an architectural expression that is organic, asymmetrical and calm. Articulated massing and layered façades respond to the coastal environment while breaking down the scale of the building within its urban context.
At street level, the design reinforces the evolving streetscape through active retail frontages and an enhanced public realm, contributing to pedestrian life and strengthening connections between Brisbane Road, the foreshore and surrounding amenities.
A core principle of the project is integration, where landscape, built form and public space are conceived as a cohesive whole. The approved concept supports a balance between resort-style accommodation and urban activation, contributing positively to Mooloolaba’s identity as a leading coastal destination.
